My realtor who is my friend (mistake) keeps telling me to hold off on looking at properties and potentially putting in any offers until the property above closes.

I plan on looking in Mobile, Al or maybe northwest Florida.

I have bought 2 lots myself and with a real estate agent (partner).Now I would like advice on looking for other partners:  My thought would be this type of structure:I have put the entire thing together turnkey (Land, Builder, Construction, Furnishing and Decorations, Property Manager, everything)My thought would be the investor would make the down payment:We would initially split all equity and expenses 60/40.

I would focus on looking for deals in the East Syracuse, Solvay, Liverpool, North Syracuse, ect... areas.

I plan on looking on huds website and trying to work something out.

I presently have few clients that I am working on looking to expand .
