Closing Concerns / Future Deals

Hi All, 

I have been trying to close on a short sale for some time now. We even had the clear to close, went to the actual closing at the title company, and had a few things fall short on the sellers side. So here I sit in limbo until a few things get worked out with the sellers bank. In the meantime, I am out hunting down my next BRRR project leveraging the the BiggerPockets Calculators to make sure all the numbers make sense!

My realtor who is my friend (mistake) keeps telling me to hold off on looking at properties and potentially putting in any offers until the property above closes. She keeps saying it could "muddy the waters" but I really can't see how. Unless maybe the closing on the next property overlaps and I have some debt to equity issues. But that is only a concern between me and the bank, right? 

Should I be concerned? Should I slow down and not be so aggressive? I am currently at 4 properties and really want to continue building my portfolio at a faster pace. Sitting and waiting on a short sale to close doesn't get allow me to make that happen.
