Personally I have not had much luck with seller financing when there are agents involved - most don’t understand it and think it just makes the deal more complicated.Did you check with your bank to see if they will mind you having a second loan on the property?

It is pretty odd and frustrating problem you have.

If the loan is not being serviced by a third party then odds of getting this are going to be slim as most mom and pops don’t know how to do this but yes they should.  

Inflation will cause rent to go up and if your debt against the property is based on fix rate, your odds will only get better.

However, make sure to check the program’s guidelines and requirements—sometimes there’s added paperwork or inspections involved.

I've had success simply informing the tenant that I plan to involve a collections agency as a next step if they don't pay what they owe.
