So set up a payment schedule that you both can agree on with payment milestones along the way.

I include in my standard contract warranty, penalty/day, milestones, prices, separate labor and material prices per line item.

You can obtain unsecured credit sooner after discharge which will help build credit for a possible mortgage date once the milestone has been reached.
