When I notified her that I would be sending an itemization of charges including rekeying and deep cleaning due to pet waste, she responded that since I didn't provide an itemization within 14 days, I've forfeited my right to retain any part of the deposit. 

Below is a list of locksmiths tenant(s) may call in the event of a lockout:  (names and phone numbers of local locksmiths listed here)(prior to this we would do it but only at our discretion and for a $40 fee)-----2.

That this happens sometimes and we can just request a copy fron their long term tenants, but given the challenges with their lack of cooperation, I wish I just rescheduled the closing until they got the keys.Anyhow, my realtor is now suggesting we just use a locksmith to change their locks, give them a copy and keep one for ourselves for emergency entry with notice.

If you know they are out and have it in writing that they are gone/not renewing the lease, then change the locks and charge them for the rekeying. 

I would recommend having a plumber and a locksmith who take calls 24/7.

Even after the legal process the properties need to get cleaned out (personal property gets hauled out), property needs to get secured (re-keyed/boarded up, any safety issues need to get addressed (railings installed on stairs if missing, holes in floors covered up etc.). 

Any tips, or contacts for locksmiths and movers to help with this in South Florida?
