Security Deposit Question - NYC

My tenant gave 4 days notice that they would not be renewing theie lease (lease ended May 31, she confirmed non-renewal May 26th, and vacated the unit June 9th). Upon her departure, I realized that she had violated the lease by having a pet and changing the locks. When I notified her that I would be sending an itemization of charges including rekeying and deep cleaning due to pet waste, she responded that since I didn't provide an itemization within 14 days, I've forfeited my right to retain any part of the deposit.

While I understand that her point is true(https://www.nysenate.gov/legis...), does her breaking the lease supersede the timing of my itemization?

This would be a great question for a real estate attorney @Fuchi Obioha
