I would recommend starting with interviewing different brokers as they usually have discount codes or will pay for part of the course. 

Check out "Build Your Team" in the top level navigation bar of this website, and look for "Hard Money Lenders" - we have tons for you to meet and interview, and they are most abundant in California specifically. 

You need to interview different GCs.

I would do phone interviews with any PM that you're considering.

I suggest putting them into a spread sheet and asking the EXACT same questions to all the PM's you interview and compare your answers to make a decision.

I recommend interviewing investor friendly real estate agents who invest themselves.

We interviewed them when selecting our management company and got a good impression as well, but it was our first property and their operation felt a little too big for us (this was/is our first property), so we went with a smaller management company and it's worked out well.
