I'm closing on my first air bnb in a few weeks so I don't have any firsthand experience yet, but iIn my humble opinion, charging for food with leave a bad taste in their mouth (no pun intended).  

You sound like a humble person, but I caution you against portraying yourself as a rookie to your tenants.

It's flattering and humbling but I haven't earned it yet.

However with the currency exchange the prices did not seem within my humble reach.

Being a good and humble student, accepting advice and sometimes criticism with gratitude will take you far.

Just my humble opinion.  

It never hurts to try and sometimes going to a seller and humbling yourself by telling them that you misevaluated the property by plugging in those two units that aren't there yet, your financing partner rejected your evaluation BUT then offering to get him $285 if he delivers it turnkey or for X lower price that management has approved in consideration of your mistake, etc. etc.

@Cedric StoutThis is just my humble opinion of course, but all too often with the deals that get circulated, I find the ARV to be grossly inaccurate (sometimes off by 15-20%).
