Don't mean to be harsh, but there are issues through out it, rent credits, optionee doing maintenance, sale covenants in insurance, it's an option, there is no issue with you not taking the deal, however, it's conditioned on performance, that violates true options and automatic rent extended and option can violate any due on sale.

Not to sound harsh, but you should be thankful for all that BP offers and don't feel entitled to an Add Free experience while paying Nothing.

I hate for this to sound harsh, but you're wasting your time trying to pitch investors without a track record.  

I would throw a termite tent over the house, I don't think he would stay if he knows that chemicals are coming.

Why not make the punishment harsh for those that break the law or are blatantly unethical?
