These rates are based off a $5k standard deductible w/ a 2% wind/hail/hurricane deductible.  

If there’s hail or wind damage then insurance may pay for the removal/ replacement of the system as part of the roof replacement.

The only major exposure in this area is wind/hail storms. 

I was looking at a lower deductible because Austin is a hailstorm prone area and the roofs get damaged every time it hails.

I will say I had Proper and they were super expensive and when we had a hail storm and I made a claim on the roof it was a huge fight to get them to cover it.

Obviously everyone knows that the roof is included in most policies with the exception of Wind/hail Exclusions but are you aware of your deductible?

In CA you have prop 13.  3) we pay more on property insurance here in Tx than CA bec of hail or tornado.  

If the roof hasn't been replaced already, I would be wary of that, too...there's a lot of hail damage here in Indiana.I spent 10 minutes on this so may be missing things, but this is how I would evaluate it as a local investor.
