How much cash reserve one should maintain is up for debate but, from my experience, most investors agree a minimum cash reserve of 5K (emphasis on "minimum") after closing, which you should budget 5k for.

The lease contracts would be with a large global business so it’s a very reliable/steady rent income. The one issue I have with Houston is that it's  geographically located in a region that in the future, will most likely see more powerful and frequent hurricanes and flooding due to climate change / global warming.
