How much cash reserve one should maintain is up for debate but, from my experience, most investors agree a minimum cash reserve of 5K (emphasis on "minimum") after closing, which you should budget 5k for.

. :)  I bought global crossing because Gates owned a big stake in the company... well it went out of business within a few years.

I will keep an emphasis on brevity in the future, however.

The lease contracts would be with a large global business so it’s a very reliable/steady rent income. ($350k homes at ~$2,500 monthly rent)When I inquired at better.com mortgage company, they want 15% down on each property, But I only have about $10k total to put down…—> Any creative ideas for making this happen?

2 weeks after finally getting the construction building permits, the world stopped by a global pandemic!

The one issue I have with Houston is that it's  geographically located in a region that in the future, will most likely see more powerful and frequent hurricanes and flooding due to climate change / global warming.
