There was another $60K, I bought a dozen new windows, at least 40 gallons of paint, several hundred feet of rain gutters, light fixtures, carpet, vinyl flooring, tools, lumber, plywood, at least 4 new appliances and as many used appliances from yard sales.

The odd thing about the whole issue is that last month, our bill dropped back down to $24K but jumped back up to $40K this month.We have hired a new leak detection company to come out just to see if the previous company missed anything but it just doesn't explain the 800K gallon different in a month time frame.Has anyone had any issues like this in the past and what was the cause of the issue?

I just found out the water bill for June used over 110,000 gallons of water and generated a bill of $800.00.

Every time you send your in-house handyman out for a job on the managed properties, he buys just a few more common building materials than he need for a repair job: an extra bag of ready-mix concrete, an extra box of drywall screws, an extra sheet of drywall, four or five extra pieces of dimensional lumber, extra gallon of paint.

They show gallons used on dial like an odometer, so we just read the meter and calclate the percentage of total usage by each side, then back bill the tenants for the water bill we get.Example: 12,000 gallons
