I need to rid myself of my rental property management company

My property is in a planned community.  I have a list of things they haven't done or followed up on.  The latest is the last straw.  I had a zone in the sprinkler system that was running non-stop (a neighbor told me).  I informed the management company at the end of April and after a month of hounding, they claimed it was fixed the end of May and billed me for it.  My yard had gone without water for a month!  The house was vacant after a 3 month tenant on a year's lease left abruptly.  I just found out the water bill for June used over 110,000 gallons of water and generated a bill of $800.00.  My contract calls for the management company to still receive commission even if I terminate the contract.  I would like to send them a notice of THEIR breach (and a list of many others) to nullify (not terminate) our contract.  I'm afraid they will threaten my new tenants who noticed the sprinklers on July 1st and shut off the system.  As it stands now, the only reason I was in contact with the new tenants is my HVAC air handler is not working and they can't get a call back from the management company.  My neighbor called me and I told him to give the new tenants my number.  Can I reassure my tenants, that if the management company sues they will sue me and not them (the one years lease was signed on June 30, 2020).  My new tenants are wonderful and I don't want them in the middle.  Please, any advice, would be greatly appreciated!
