However I buy ones that are in horrid condition, deal with the old fire damage, failing foundations and subfloors, incaving chimneys, roof constructed with 1 by 3 s instead of say plywood, no HVAC other than area heaters, fireplaces and window air, old termite damage, old wiring and piping.

I brought a partner in, and the goal was to buy, rehab, live in for 2 years, and sell for +/-$325,000..We paid $160,000 in 2014 and spent approx $80k on a full reno (kitchen, baths, roof, refinish floors, HVAC, fireplace, doors, sheetrock, paint, etc)I lived in the house for 2 years, collected rents from roommate and lived for free!

Also, I redid a LR fireplace wall and ceiling that was painted wallpaper, painted the first floor unit and second floor LR and sunrrom, and fixed a ceiling in the bathroom that was in bad shape.

I would need to take a hard look at things like the fireplaces since there are 7 and I know in old properties sometimes they are not up to fire code. possible asbestos though the heat is radiant and it has central air, possible lead piping, and possible new electrical.
