The answer is I have only once encountered closing by POA for a client who was abroad, but a bank was not used.

And FWIW, after managing tons of cleaning vendors for HUD and others in my past life, my approach is that you get what you pay for, that you should pay a little more than the average for your market if you want your cleaner to be a partner to your business (and that such will pay for itself), that you should thank and appreciate them often, that you should make them feel free to reach out for bonus requests but also should decrease the frequency of such by not reducing their comp when they encounter easier-than-normal cleanings, and that you should pay them immediately after the cleaning.

I had one appraiser leave the area rather than have another of his appraisals get successfully disputed by me (worse appraiser I have yet encountered).  

You will discover more viable opportunities by being a good listener within earshot of the legal,professionals who encounter these issues rather than a guy who wants to get something. 

And then trying to convince the masses that there is no competition on the MLS.. for Pete's sake, that alone should make people run away yelling "scam".On the MLS, you are competing with real estate agents, that buy houses themselves on the MLS, you are competing with the traditional buyer, you are competing with other investors crazy enough to try to look for deals on the MLS (yes there are plenty), You are competing with agents that look for deals for their list of cash buyers.Every single element of this entire thing is just retarded. 

It has worked well for me, but it's often flagged by my bank as a scam, and they block payments despite me calling and unblocking.
