I agree with your diversification approach, which is why I decided to learn about Section 8 more.

Very recently I have run across a unique crowdfunding platform that allows me to co-own with the managers a portfolio of 10 rental properties in a major mid-west city, for instant diversification.  

Oil stocks  are now what real estate was back in 2009.As I mentioned before Im a real estate investor too, but diversification on asset classes is key.
