That said, since you asked... as a lender I would not allow the title company/insurer to limit my coverage (ALTA being broader than CLTA) without a valid, verified reason... in writing.

I'm now in the place of considering a broader solution like Youtube TV for my (2) larger homes or even installing rooftop digital antennas for local access. 

@Brandon Sturgill yes, I agree - each area (and street) is unique, and there's no value in mechanically applying a price-to-rent ratio or 1% rule without considering broader factors. 

Hi, new to the community and was interested in opinions about the Rochester, NY/broader upstate market (prices and taxes both seem to eat into return prospects) as well as thoughts from anyone with knowledge of the Venice, FL (and surrounding) as well as Mobile, AL markets.  

I include short sales in a broader acquisition strategy to make sure I always have a flip or 2 (or 10) running at the same time and making sure I never have a gap. 

So I will try to get a property that will offset all of it so the broader picture I will end up with a higher cash flow monthly combining all properties after said and done.

However, right within the neighborhood we got this decent but dated house for $125k a year ago, here are the most recent deals that we have come across which are quite representative of deals I've found at a broader radius:  -The same floor plan house without a permitted garage conversion so it's only 1000sf, 3/1 with a single car garage....without new windows, and with a leaky roof: REO bank owned and hit the market at $70k.  

This idea of community revitalization is a big animal (also part of re-viv's broader investment thesis).
