That said, since you asked... as a lender I would not allow the title company/insurer to limit my coverage (ALTA being broader than CLTA) without a valid, verified reason... in writing.

@Brandon Sturgill yes, I agree - each area (and street) is unique, and there's no value in mechanically applying a price-to-rent ratio or 1% rule without considering broader factors.

However, right within the neighborhood we got this decent but dated house for $125k a year ago, here are the most recent deals that we have come across which are quite representative of deals I've found at a broader radius:  -The same floor plan house without a permitted garage conversion so it's only 1000sf, 3/1 with a single car garage....without new windows, and with a leaky roof: REO bank owned and hit the market at $70k.
