They put their educated, well dressed employees on the front line and hide the Highschool dropouts in the office and that is who's actually managing your home. 

When you have a duplex and tenants on both sides stay for ten years, it almost guarantees that something isn't right.I would study your market and determine the value of your rental, because I bet you are losing money every month.

Bottom line, make it so that you never need the seller again after the transaction is closed.

A traditional bank will not give a line of credit even if there is significant equity because it boils down to being able to pay back the money. 

Trying to read between the lines it sounds like you have a regular owner occupied homeowners policy in place on a rental property. 

Katee, take the feedback... and thanks for the "tenant" that was poorly vetted and immediately stopped paying and now I have to evict after 1 month... just another in a long line of failures on your part...
