Just because during off hours I can go from my office on Mill Plain to my house in SE Portland in only 20min, the majority of the time, the traffic is really bad and I have heard horror stories of it taking 3 hours to go 15 miles....

If you want to own 25 for example, you need to find a market that will supply you with properties at that $800/month level.I know that here in SE MI, you're $20k/month 5 year plan isn't too difficult, but you need a plan...and you have to stick with that plan.
