I would argue market and submarket dynamics are far riskier than property class, i.e. a C property from amenities standpoint in an A area will, all else being equal, out perform an A asset in C market.Was the property that you invested in that lost money marketed as a C property?

The SFR + ADU is worth less than a Duplex because the ADU is viewed as an amenity rather than an additional unit so your appraisal will look for other SFRs with ADUs and provide line item adjustments for homes with and without ADUs much like having or not having a pool or a garage.

In my little burg were we are building Canby Oregon there are 35 new builds pending and I have 18 of them .. mine are all the most expensive . the production guys stripped there houses down to lower price we added amenities and high end stuff and raised prices..
