Don't get trapped into thinking that you HAVE to do another 1 year lease or nothing...If you have concerns over vacancy issues or that time of the year, or feel like you may be able to salvage this tenant if they get their "sh*t together" with a formal "get it together or you are out" speech, then got to a formal M2M lease in writing.....I only do M2M..... always..... gives me the ability to kick them out with very short notice for just about any reason.Having a long term lease makes you feel "warm and fuzzy inside" as a landlord, but it really protects the tenant WAY WAY more than the landlord.
