Best way to terminate 1 year lease

Hey guys,

I have a tenant in place that’s coming up on a year feb 1. I am thinking of terminating the lease, with proper notice, when we are closer to the year mark. There have been no issues other than constantly being late/getting behind, to the point that I did file an eviction (she did get caught up). It’s just super aggravating and I believe I can do better than her. I can foresee if I give her 30 days notice as stated in my lease, I will not get the last month rent, as they “always” need it to secure a new place. What is the best way to approach this?
