I love that the BP community is so open to giving advice and resources.  

You can always try local credit unions and local community banks, but it really seems tough, given the property price and low credit score. 

I appreciate the suggestion to check out Tim Delaney’s posts - I'll definitely do that.FYI - I’m also a regular listener and fan of your BiggerPockets Money podcast, so it’s great to connect with the community here.

I can tell you that being around new construction the past 12 years, I would say 1/4 of the projects we have been apart from residential to commercial will experience delays to MFGs out of stock, HOAs changing their specs, Cities changing their specs, Weather 2-3Xs budgeted rain delays, Subcontractor injuries and death.....Then Hurricane Harvey in Houston are.....WOAH  major delays...I have seen it.We are happy to be providing funding to DCGI's BTR community members, many have gotten their applications in already and look forward to helping the rest of yall accomplish your real estate goals.

Given that it's categorized as 'Community facility', 2.4 FAR should be allowed. 

I can find properties that hit the 1% rule in some small communities, but they are having declines in population.

Hopefully the BP community has some suggestions for us!
