NYC M1-1 Zoning for homeless shelter
Hi, First post here..
Taking a 100k sf lot under contract. Understanding is that the FAR is 1, unless its used as a 'Community Facility' which will allow a 2.4 FAR.
Will a homeless shelter, which I believe is allowed in M1-1 zoning, be considered a 'Community facility'?

NYC DOB considers a shelter a 'community facility with sleeping quarters' and may require a special permit for this use.
Correct, Shelter will be under use group 3, which will need a special permit to be allowed in M1-1 Zoning. Given that it's categorized as 'Community facility', 2.4 FAR should be allowed.
