I would fist run the numbers to see if it is a good deal at the price and everything else, and then I would drive down the streets to see if you see any licensed contractor signs/trucks.

Hey Stepan, Some changes I'm advising and seeing my clients implement are expecting an extra 3 months of holding time and undervaluing the ARV just a bit due to high inventory on the market. 

I made a lot of friends, and am looking forward to seeing them again in Vegas!  

The important thing is to get prequalified to see what the details of your future loan would be.
