Lastly, if all this process seems like just too much and not for you, I suggest talking to @Chris Clothier that's who I'd personally go to if I wanted to make some market purchases off someone's word of it.

I also kept my first home and it is paid off now and worth approximately $150k, with current renters. 

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it.

I make sure that when I am doing major work that I plan to avoid potential problems on a Sunday. ie I am not replacing valves and faucets on a Sunday in case something breaks and I need to shut off water and go get a new part to fix it and they are all closed until the next morning. 

It might be best to hold off until you hear of other BP members who have experience with them.
