Why do you think purchase contracts are so long and have such small print?

You have to understand that these people don't care about anything, and the government people are overworked and will not follow up with all the small cases. 

For all the deals here in South Florida, I'm not able to do 70%, and it seems like the profit margin is really small. 

Account Closed Hi Rhonda, If honest I spent about $8,000, some say its a lot, (my parents did) some say its small when compared to many programs out there, either way I took a leap of faith and saw the potential it had for my future.  

So now I have 2 mortgages with only the first one showing a small amount of income as long as I don’t show a lot of expenses.

I would also add that most of the small multifamily I see in that area appear to be on the rougher side.

Like anything it has to stay balanced but small gestures go a long way in reducing turnover and mitigating many "would be" issues.
