I'll still be filling it out and turning it in personally, but I don't think this is something that has been fully implemented or is fully understood by the city employees I spoke to.

Getting a mentor/exp investor or investor agent, can get you real world experience and support/accountability much faster than implementing knowledge from a book that you must learn to habituate- to be clear I am not saying do not do this, please do, but time has a lot of value.

Which rental strategy to implement  comes down to your goals and how much time you want to spend managing properties. 

I am taking it all in and looking forward to implementing ideas and watching out for and avoiding pitfalls in my journey.

@Rickey Walker, due to market conditions, interest rates, and scarce inventory, sourcing and acquiring long-term cash flow rentals is difficult, to say the least, unless you put down 35%-40%.As I inform most folks, you'll need to implement a creative strategy if your investment criteria predominantly focus on achieving cash flow.

My only question would be are you open to implementing the BRRR method with this duplex or are you looking for something move-in ready?
