This way I am taking advantage of the benefits of leverage, (appreciation of a larger amount than what I have in the deal, tax benefits, more units etc.) and I have a cushion of houses that do not have a mortgage so I have good enough cash flow to handle market fluctuations.

Escalation clauses are tricky when it comes to fiduciary responsibilities but honestly I think a lot of agents just don’t know about it but With so listings in hot areas getting multiple offers and going above asking it’s starting to become more prevalent, thus I’ve been seeing more “no escalation clause” ... although I suspect if the clause is good enough the buyer might still take it.

They will ask for detailed material and maintenance costs, ARV projections, cost per sq ft... ect...Although that may all sound daunting at first, it is actually a way to refine your skills and make sure the deal is good enough to justify a hard money loan.

(well kind of.. you see my point).Let's translate this to this scenario.Someone that doesn't make any money on wholesaling, that never tried, or that simply is tot good enough to succeed at it can NOT tell you that wholesaling simply factually does not work.
