Doing a $50K renovation might take you months, which would mean even more holding expense.And, the same problem you mention also applies in the DIY scenario: What if you take months to make $50K in renovations and then still don't get the offer you need?

@Jackie Liu we see this a lot, where many PMCs and DIY owners only require the last 3 paystubs to gauge income.How can a tenant consistently pay rent, unless they have consistent income?

I didn't want them to tarnish my name or for me to have to clean up their messes anymore or just have to keep on them to do their job with my leads.When you have people like @V.G Jason pop in and tell @Sam McCormack what he is doing is ok, that isn't helping.

I just have 5 units and am doing other work to help pay the bills in addition to doing all the property management myself (upkeep, repairs, cleaning in between tenants, mowing, finding & interviewing tenants etc).
