It's very cluttered, and the purple carpet reminds of a church alter color (but it is very pretty).I did a quick mockup of a less cluttered room, and used Shaw brown colored pet resistant carpet.I put a mushroom colored sofa at one end and an Avocado green and rust chair at the other end.I also put in a minibar and two small (vs one big) log burners (for winter and fall).it might also be nice to have some kind of sound system in the ceiling that can hitch onto your cell phone and play your music from your phone. If you notice rather than paint a wall, I simply used a drapery to color it from end to end. Here I used a muddy looking mustard color with some checkers on it.I also toned down the white window trim to deep brown color, and put some sheers inside to make the house feel bigger. You could also use knotty pine wainscoting in some areas to break up the horizontal-ness of it.

More plumbing problems - some because of the age of the system and some because of how the tenants use the system, but mostly a combination of both.Tenants not taking pride in their home and not keeping the place clean and clutter free.Tenants living paycheck to paycheck, sometimes pay rent late.Hard to get a sufficient security deposit at move-in that will be enough to cover the tenant damages found at move-out.

We've hired lots of new agents over the years and I strongly feel that its our responsibility to make sure our agents have all the information and knowledge they need to market and sell a property. To answer your question, in my opinion good marketing starts by working with the seller to make sure their property looks as good as possible (de-cluttering, minor repairs, fresh paint, staging.)

After 40 years it was way to cluttered to sell, plus 4 adults and grandkids in a 3 bedroom 1 bath house, 900 square feet, it was fully packed. So, long story, but a problem with long term tenants is they don't always leave willingly, even with months of notice.
