Lower Income ($40K and Under) Neighborhoods

  • We currently have a few rentals in neighborhoods in the under $40K range with a property management company.  
  • Aside from credit, income, etc. what are the biggest issues you have experienced in these areas; we want to be as proactive as possible with problems. 
  • Thus far how an HVAC system (i.e. my second/third floor is cooler because the vents are wide open in the first floor and the system doesn't have enough pressure to push further up which results in calls to management, follow-up from us, etc.).
  • Vacancy (not yet, but from what I hear from others) - but WHY the vacancy (job loss, moving, etc.)
