So basically what's being said (@Jay Hinrichs @Joffrey Long @Brian Gibbons @Jim Johnson) is if you're going to sell a mobile home via rent to own OR seller financing where you create and carry the paper, you need an attorney to help you navigate and/or a mortgage loan originator experienced in this area to help as well.

Again, with no credit to get your line started, a co-signer may be required if you are firm about avoiding an asset based transaction.Jim Johnson is a Pro Bigger Pockets user and I would be interested in the Cash Program he is talking about myself, if they are risking $100K unsecured without credit.
