Getting started with lines of credit

Hello all,

I have been a Real Estate Appraiser since 2003 and have acquired some properties via Tax sales as well as purchased a few properties on my own. I went back to the corporate world in 2013 and completed my undergraduate and graduate degree and stopped appraising. Fast forward to 2019, still in the corporate world however, I have started appraising now and was approached by a friend of mine to work together and purchase some real estate. I would like to purchase property using a a Business line of credit however,I just don't know where to start. I have a Business account with Wells Fargo however no real income in the account because of not appraising. I do have an LLC formed in another name. My credit is about 660 however potential partner has excellent credit and two rental properties. She works on the road therefore, I would be most likely be the one doing all the work. Which is fine for me because I have the Real Estate Background. What direction should I go first?
