Has anyone had success house hacking in Santa Barbara, San Luis Obispo, or Ventura counties?

Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

I do some property and project management here in Santa Barbara for one client that owns a large "community compound"---a group of families and friends living on a very funky multi house property on the beach.  

I'd be happy to be getting $825 rent in that situation.I live in Santa Barbara which is more temperate than Tuscon.  

The client signs a Special Power of Attorney that is related to only that real estate transaction so the agent can complete the real estate transaction on behalf of the client.What I have is over 20 years of operations management, including being an active real estate investor from 1997 - 2005 where I personally closed three real estate deals without using a single penny of my own money (was paid $15K to buy my first house) resulting in net equity of $350K; I managed two real estate deals for clients that resulted in RIOs of 150% in four months and 317% in six months respectively; and at the height of m real estate investing I personally controlled nine properties with initial costs of $1.8 million with less than $30K cash and created over $250K in equity over a four month period.I currently manage a $106 million operating budget for Santa Barbara County's Mental Health Department where I am the CFO and Deputy Director of Finance and Administration through the end of September (I am leaving to work on my management company full-time).

Not a bad place, but I call it the armpit of the coast, being right in the middle of Malibu and Santa Barbara.

Here in Santa Barbara, CA I wouldn't call it a bubble. 

Maybe that's just a Santa Barbara thing
