Glad this post of yours was restored Patricia, i like the topic, thanks for posting.My rates have always fluctuated too however it hasn't hurt my ranking with VRBO.Personally, i noticed for my listing, the ranking improved once i achieved greater than 50+ reviews and once my listing matured (listing age greater then 4 yrs).

What type or level depends some on how much $$ (or % or raise) they still need to raise, AND if the likelihood of achieving that part of the raise is high, or just not very unlikely.

Those that claim to cashflow well are either a) full of it or b) old and in a class C area where your probability of being able to achieve those cashflows are low.

@Tim Phillips I would recommend looking somewhere that's affordable, in a landlord friendly market and of course that meets the goals you're looking to achieve.

I would first find a market that is showing signs of market growth oriented towards the goals you're trying to achieve.

So everything going downward including his house being foreclosed for unknown reasons he gave up and lost his motivation holding onto what he worked so hard to achieve his wife, his house his kids...

If you can build fro around 200-250k per unit, it may seem attractive, depending on time frame, debt terms, and the ability to achieve 2k per month in rent.Great product to build.
