.: Heads up, the lumber at Home Depot is the worst (it's hard to find a piece that isn't crowned or twisted, the PT is literally still wet and weighs a ton, etc.) plus it's more expensive than the local lumber yard where contractor's get wholesale. 

Commercial investment with a triple net lease is passive, above median single family homes are close to passive - the lower you go in rent, the cheaper (and dilapidated) the building the more work generally. 

You hit a couple home runs, a triple, some doubles, singles, and maybe took 1-2 losses.

If you're really interested in passive investing, and you want to own real estate directly, the closest one can get is triple net, single tenant properties.

Many states have triple damages for  misuse of security deposits. 

Housing prices shot up, and it the last 2 years, duplexes in our area went up $100K each year.This year we all went to the dentist, all 4 of us, and we need root canals, crowns, and even though with dental insurance, our co-pay is considerable.
