I have also thought about buying a Multi Family Home within my college town of West Lafayette and then renting it out while I live in it for the next couple of years while I am at school and I was wondering what your opinions of this would be?

One is a 3 bedroom 2 bath built in 1953 and the other is a 4 bedroom 2.5 bath built in 2007  (built as addition with full permits).

I also assist out of town/country investors

Like @Dick Stevens mentioned, before they moved in, I built a contraption with gutter guard mesh to prevent it from happening and it works well.

My wife works 3 x 12’s at the Vegas county hospital, pays zero state income tax, has built in retirement at 60 years old or 30 years experience and made $100k last year.

If you are ok with a little speculative, forward looking risk, I personally believe most of the north Denton county towns just south of the county line are ripe growth.

@Tyler - I took Roy's advice and did NOT buy in Saint John as cheap isn't a deal always. ya its cheap, and as he told me lots of out of towners come in, and then don't do well.go look to a town that's bustling - saint john is a dump in the under 100K areas - I go there 3 times a year for work, and heeded to the advice, and bought Ontario instead (not saying NB is bad, just I have boots here in Ont)

We are moving next month from out of town and trying to find a place to buy long distance has been hard.
