which in that case, unfortunately i can not sell to an investor because the investor would not make enough profit because i can't accept the deal they are able to offer when i have to pay a realtor $7000 as well the offers i recieved, i could have accepted, if there was no realtor involved, this is what made me think that it would be better just to be able to find an investor outright on my own.

Just to offer a different perspective, its not unusual in other markets for professionals to not have a lot of skin in the game and the reasons for this vary:1) They are good at going the on the ground stuff but bad at raising money.
