On my 2nd career loan, I had to get past this condition because the subject property was more than 100 miles from the employer, which most would consider an unreasonable commute.

Any lease you would be able to write would be subject to your ability to close on the property. 

The costs are within the range you outlined above and depend how complicated the deal is.

There may not be a tax lien of record if the IRS didn't record one but if there is, I believe it would attach to the land and any subsequent owner's interest would be subject to it. 

We were asked to get a POA but that would have been subjected to the same time delay because they both needed verification sent to The States.  

That new holding LLC buys the up leg property.Based on some research, it appears that we can easily do this by drafting a resolution for our LLC outlining our plan.

I won't be doing new tubs for a good long while, but I haven't seen this subject come up.
