Additional soft costs include; taxes, insurance, utility usage, attorney fees and so on.To be successful in any business venture you need to have accurate numbers.

As far as I am concerned, this will be impossible since at this point I don’t even know if the agent had order the HOA book and the pest control inspection as she was supposed to well in advance. 

If it's near the beach, I would ensure they have toys they can bring with them (paddle boards, floaties, shovels and buckets, beach chairs and towels, coolers, etc.).

Hi All,    Big trucks with large fans & towels & dehumidifiers been seen at the rental, and tenant claims they hired carpet cleaners and staff to wash/clean all carpet&furniture.   

People that quit and throw in the towel when hard decisions need to be made will fail.

We were able to turn a great profit on this one as well, although the market was a bit soft at the time and it did require a price cut to get it sold, but the $80k profit was still great.

You also need to figure in how much you believe it will cost to replace sheets, kitchen items, beach chairs, towels, etc... each year.  

These items may include tile, vinyl, carpet or wood for floors, toilets, faucets, sinks, tubs, vanity cabinets, mirrors, towel bars, light switches, electrical receptacles, light kits, ceiling fans, knobs, handles, locksets and paint to make the property look and smell new again.

it's pretty soft and breaks down pretty easily.
