Airbnb or lease tenants?
Ran into this material while doing a demo. it's pretty soft and breaks down pretty easily. Want to send it to a lab and test it for asbestos, but just curious to see if anybody can identify what this might be.

We have multiple STR's, and STR's in Seattle are still dead until at least July 1. Depends on your renovations timeline and when you'd be coming online, but I'd go for LTR if its well suited to either.
