I think you have to look deeper into this. because its talked about so much on social media and a site like BP and there is this mind set that wholesaling is the way to get cash then take said cash and buy and hold. ( you see that verbatim in numerous posts).. literally there are thousands of one trick pony's  I am not sure what the minimum run is for the mailing services but I would imagine 250 to 500 bucks and your in the game...

It's not hard to include a clause in your documents that say something like "while I am licensed in the state of New Jersey as a realtor, I am representing my company XYZ and am engaged in this transaction solely for business purposes not related to said licensing."

When renting a house to a group (3 - 5) students, we have antidotally noted that an annual (or academic year) lease helps the group hold their social cohesion  - sure they still may not like one another after Xmas, but one (or three) of them are less likely to bolt before the end of the lease.

When Shirley arrived and kicked all of us out of the room while they "set-up", which included just putting tables out so they could register, instead of allowing the new and not yet members into the room first, they had what felt like to me a caste-like system for allowing people to enter and sign in.While I was there, engaging with the speaker and being involved in the conversation, because the speaker was AWESOME, people wanted to come up to me afterwards and talk.
