My experience with Invictus has been less than satisfying.

you need to talk to 10 lenders before you make any decisions. you won't be qualified for ground up construction without the experience. there's no such thing as sweat equity for general contracting. if you've never built a home how can you do it? 

I am Florida native and insurance decisions are critical, given we are prone to hurricanes.Any investors or professionals in the SWFL area, that can recommend an insurer or broker that they have positive experiences working with.

Many lenders have investment property experience requirements, meaning the borrower needs to document owning an investment property currently or previously..

If the answer to all three is Yes, I buy.And let life unfold.I have NO IDEA what the ultimate return will be….NONE….And neither does any other investor if they are honest…..most crystal balls I find are broken.But if one acquires the property is a solid long term manner based on fundamental investing principles and is never forced to sell…History indicates the long term trajectory of price and rents are up.In my experience, real estate follows cycles……. 6 or 7 years of a bull market, 1 or 2 years down (though the up is always larger than the down), 1 or 2 years of flat which then sets the floor for the next run up.

But you don't have the experience to handle this one, if they are not.  

Or are these tangential medical providers with no experience and bad credit?  

In my experience a lot of STR people all reiterate the same information so I am excited to have some personalized recommendations
