Cost of machine, repairs,  water, gas, electricty is a lot.  

Maybe one day I narrow the list down based on lead quality.

Setting aside 500 for property management and repair fees I came up with a offer of 135000 that will let me cash flow 400.

Are there any wholesalers in San Antonio or Central Texas that will be able to help me understand how to estimate cost of repairs and ARV?

I try very hard to be present for the repairs that are out of my league.

Ill clarify that i am not referring to regular maintenance and repairs as capex.In your opinion, the capex should be an expense so it should be taken from "above the line" and affecting the NOI.
