Ive seen many people think they are saving a few bucks and then they cant insure the title properly on a back end sale because of mistakes that were made by the title company on the front end purchase.

As my dad normally preaches to us "Learn from your victory. proper from your failure."

Based on my research, real estate investing, if done properly, can definitely help me achieve that as well as all the resources that BP has to offer.My initial interest in real estate sparked years ago when I was about 19-20.

So if an investor provides 250k for me to buy 1-4 family properties, or small mixed use properties - is taking a 15% stake reasonable or excess to perform the described functions (assuming investor agreement).  

I didn't believe that any of that info was relevant to the question I was asking, which is simply: Will a commercial bank regard a properly differently if the buyer is using the MF property as a primary residence.  

I think it's too expensive, and don't know what is the proper way to deal with this.

And I am the same with tenant's getting out past a week or two, I do the proper notices to quit.

The most fulfilling aspect was having developed a product that had a high level of functionality, fidelity, and luxury.

Bad areas have their challenges but there are ways to invest properly and and you can even improve the property and the tenants in the property if operated properly.Management is the number one factor.

Some markets like ours cannot be explained or properly predicted by analysts.
