I accidentally bought the 7th edition and hate using the e-book version that came with the self study package.

Got cut off....3 properties are not "bulk" (bulk is usually hundreds), a package deal maybe.

If we sell the whole package, there would be 243 conventional apartments and 28 high-end apartments with garages (the existing condos which would just be rented instead of sold) which would be a great project.  

You have the option to customize your package with door/window sensors, motion detectors, and cameras.

There are elements of the deal that make it a little specialized, i.e., not on the MLS, properties owned by an LLLP, lump sum for total properties rather than price per unit (other than average price per unit) and mostly self managed properties.Here's what I'm asking for, what am I missing?

I particularly like Holdfolio right now, as they let you invest in a package of 10 homes, rather than one at a time. 

The time element is always something that should be kept in mind as well,  I must say though, it looks like a nice place that could turn out looking great.

In my market, the MLS keeps a really tight lid on their information, but something I offer for clients is a "Data Package" which I send the investor.  

You sure as heck don't want to try to compete with those guys, but I doubt they're in the market for 4-plexes, unless it is a package deal of 20 or more of them :)

They also bought me out of my fridge in the rental that had a heating element in the door go out for 900 dollars.
