Those don't get the standard MF treatment here either :(  And I suspect a commercial lender might look at the normal operating income of a property w/o the special AirB&B use (or use a mitigant as you stated) at least for the property value, because there is not a liquid market for AirB&B managed properties w/ experienced operators to continue generating that specific income, should the borrower no longer perform.Kinda like an owner-occupied commercial building.

If the market tanks again I'd be back looking at properties with better appreciation potential etc. etc.If I see a 2% property I know something is likely a wrong but it's rare enough that it's probably worth a look to peel it back and see if that/those issues can be mitigated enough to offer a higher return than normal.

So I believe you can certainly find higher than 8% short term in many investments/businesses (notes an obvious one for BP), but depending on your skills, and risk mitigation, other options may well be riskier than real estate and/or require more active participation than stocks.Personally, index stocks and real estate are my low risk buckets... startup businesses fall in my much, much smaller 100% loss OK bucket.
