Hi BP Family,I am looking into earning a little more income on the side, while also learning.Any real estate side jobs that I can look into that doesn't require having a real estate license?

My income is about $350k. 

Just steady income. 

You can easily include a series of obscure clauses such as "eviction can occur due to...lack of character.....multiple complaints by neighbors....questionable sourcing of income....lying on an application..." list goes on and on.The key point is, put something vague into your leases, and use it.

This includes increasing your income through a better job, and attending local real estate investment groups where you will circulate with other like-minded individuals.  

You can mitigate by splitting sales over two years (which is what I did, end of 2021 and beginning of 2022, both great times to sell btw ;) Then I paid off all my debt on my keeper properties, thus maximizing rental income with fewer and better quality properties remaining in my portfolio.

Non-residential will be a problem for most investors on this website.Furthermore, 179 expense is an issue as you need to have positive income to be able to use it.

All the income should be deposited into your LLCs account(s) and ALL expenses should be paid from those accounts.

BPO and comps show ARV at 480k based on rental income.
