Unless you are terrible at personal finance (which I doubt), I would imagine that you have a solid chunk of capital still left after all of your big rock expenses are covered. 2) What are your goals?

The property is 4 minutes from the Hard Rock Casino, 12 minutes to Hollywood Beach, and 25 minutes to South Beach.

I didn't have a buyers list in Little Rock at the time.

Hey @James Townsend I am not familiar with the little rock market but looking at your report, I have a couple things to note, 1) you don't seem to have any expenses allocated to maint. repairs, prop management, vacancy, etc.

Work with an attorney to develop a rock solid lease.

Imo, beach/sands/rock/ocean are more visual and stick more than just 'shore'.
